| Above is an explanation on the workings of a gas water
heater. You have to remember, gas water heaters have an energy rating,
just like your fridge or air conditioning. the higher the rating,
the less efficient your heater will be. We use Fagor water heaters,
which we find to be very reliable, and are very efficient. They are
electronically lit, so there is no pilot light to worry about. Another
important factor is the gas. If you have problems with the boiler
cutting out, or not firing up, try a different supplier for your gas,
as you can get dirty gas, which will give these problems. Also, have
your boiler serviced at least once a year. |

| Here is an explanation of an Electric water heater.
Most boilers fitted by the builder do NOT have the all important
Anode fitted, so from day one, corrosion eats away at the Tank,
which is why your tank will probably require replacing every two
years. When replacing your boiler, always ask the question, is this
boiler fitted with an Anode? If the answer is no, or the plumber
does not know, then find someone who does! You will probably double
the life span of your boiler if it is fitted with an Anode! |
| TPR Valve Electric water heaters
have a TPR valve (Temperature Pressure Relief) or T&P valve,
which is a safety device that releases pressure if the pressure
or the temperature reach an unsafe level. All tank type units must
have a TPR valve, otherwise they could blow up.
There is a manual release lever located on the valve. According
to most water heater manufacturers, TPR valves should be periodically
tested by lifting the manual release lever at least once a year.

Anode
The sacrificial anode is a metal rod usually magnesium or aluminum
which helps prevent corrosion of the electric water heaters tank.
Electrolysis eats away the anode instead of the tank. Once the anode
is completely gone the tank itself begins to corrode, so you should
check your anode and replace it if needed. The anode is screwed
into the top of the tank and can in theory be easily replaced. In
real life, getting any fitting unscrewed after only one year can
be quite challenging.

Thermostat
The thermostat senses when the temperature in the tank drops below
a certain set temperature and causes the electric heating elements
to come on. When the heater reaches the desired temperature the thermostat
shuts off the elements.

| Over temperature switch
When the tank gets too hot it trips the high limit switch, (a circuit
breaker). The high limit switch is in the top thermostat and usually
has a red button. In order to get it working again the high limit
switch must be manually reset by pushing in the red button.
