WHY HAVE A MAINTENANCE
CONTRACT
Renters who have a trouble free stay in your property are more
likely to re-rent, and pass on favourable reports to friends and
family, hopefully generating more rental income.
As the property owner, you are responsible for the welfare and
safety of your clients. As an example, if you had a furniture package
when you purchased your property you will probably find that none
of the earth wires in the light fittings are connected, and that
most of the fittings are made of metal! Imagine what could happen
if one of your clients was changing a blown bulb and there was a
fault. Potentially very dangerous. (Also, anyone not declaring rental
income to the Spanish government could come under their scrutiny)
One of the first things we do on a new contract is check all wiring
in the property, and rectify faults.
Free key holding service. Clients who lose keys (it does happen
unfortunately) can have a duplicate made (with in working hours)
or pay a call out charge for out of hours access. We also have access
in case of an emergency.
Yearly service of gas boilers / electric boilers. We can also supply
boletins on gas appliances, which should have been given to you
on any new gas installation. These make the installation legal.
(If you were to suffer any kind of damage to your property or person,
you would not only have a problem with the authorities, but with
your insurers as well)
For any non-emergency call outs within working hours, e.g., leaking
taps etc, we aim to be at your property within 6 hours of the received
call.
We offer a chargeable emergency call out (we would only respond
at the owners request, as some renters consider a non working patio
light as an emergency!)
We leave a logbook at each property to record all visits and work
carried out, and all relevant telephone numbers.
You have the knowledge and peace of mind that your property is
being maintained by an established and legal company in Spain. ROBIN
